Make Space Capital Partners is an innovative, private self-storage fund that is building a portfolio of stabilized, cash flowing, self-storage properties in diverse markets across Canada. The Fund stands out in its ability to grow revenues past stabilization through three distinct revenue streams – fixed self-storage, portable and flex storage. Investor capital goes to work right away and participates in our targeted 6% annual dividend – paid out quarterly. The Fund is targeting total annual returns of 12% to 15% for our current investors.
Investment Thesis
Research has shown that the Canadian self-storage market is underserved, and demand outstrips supply by a wide margin. With healthy population growth, smaller dwellings and immigration growth, this trend is expected to continue. Self storage has proven itself to be a resilient asset class. It was the only REIT sector to produce positive returns in the Great Financial Crisis of 2008 and produced positive returns during the pandemic led downturn of 2020 (NAREIT Data). With a long track record of stable, healthy returns through a variety of economic cycles, Make Space Capital Partners is excited about building on the growth opportunities ahead in this dynamic real estate sector.
